Inspection & Testing

When something feels off indoors—musty odor, recurring allergy-like symptoms, staining that keeps returning, or a history of leaks—the real question is whether the environment is being impacted right now, and where that impact is coming from. Our inspections start with a targeted visual assessment and moisture screening to identify obvious sources (plumbing leaks, window intrusion, condensation, ventilation issues, HVAC condensate problems) and to map suspect materials. But in many homes, active water intrusion isn't visible, and you may not detect “wet air” in the living space—especially when moisture is confined to a wall cavity, under flooring, inside insulation, behind cabinets, or in HVAC components.

That's where air quality testing and targeted sampling come into play. Using lab-certified air cassette (spore-trap) sampling, we can evaluate airborne mold types and quantities and compare indoor patterns to an outdoor baseline to help identify whether results suggest a normal background versus a likely indoor source. When the concern is hidden, we can collect wall cavity samples to screen concealed spaces that may not show up in open-room air. If symptoms or odors track with HVAC runtime, HVAC and duct sampling helps determine whether the system may be influencing distribution across multiple rooms. And when there's visible suspect growth or staining, surface swab and tape testing helps identify what's present on specific materials and supports remediation planning.

For projects with elevated risk of cross-contamination, we set up a dedicated containment area and use negative air pressure to keep microscopic particles from migrating into clean areas. Throughout the process, we focus on protecting occupants, limiting disruption, and producing clear documentation of the work performed.
